Most roofing types are challenged by the Scottish weather – from the storms causing cracked tiles or loose slates to the sun (on those rare occasions) beating down onto bitumen and heating it up just enough to lower its strength as a roofing material.
Generally speaking, water coming into the property is usually due to a fault in the roof. This could be caused by missing slates, tiles, teared up felt, blocked gutters, blocked downpipes, missing ridges, missing verges, holes in the zinc valleys, holes in GRP valleys, holes in lead valleys or zinc, GRP or lead upstands.
When we first arrive at a property with an unknown problem with the roof, the first thing we do is introduce ourselves, show our qualification identifications and ensure that there’s a safe environment for us to work in.
We’ll check inside first of all – heading into the roof space to check where the water is penetrating from. This should let us understand the source of the problem.
Once we’ve sourced the problem inside, it’s time to do an exterior roof inspection. Once on the roof, we’ll be able to check the source of the problem, which will then allow us to start working on a solution.
The solution will depend on a number of factors including the age of the roof, the condition of the felt, and the quality of the original workmanship.
Old Roofs
Generally need maintained regularly – because sometimes there’s no felt (or it has deteriorated) – this means that the water penetrating could seriously damage the structure of the property if not dealt with quickly.
New Roofs
Option to bypass – more time generally available to repair (depending on workmanship).
