Flat Roof Repair
When we’re called out for a flat roof repair job, we assess whether a repair is the most cost effective option as sometimes it might be a better idea to completely renew the roof itself, as damage to the woodwork underneath flat roofs could lead to more cost in the long run.
This typically depends on how long the leak has been letting moisture in – so don’t delay in getting in touch if you’ve spotted a leak.
Here are some typical flat roof faults that result in leaks:
- Felt not being bonded correctly
- Holes in the roof, made by birds etc.
- Bad workmanship.
- General wear and tear.
- Storm damage.
The average life expectancy of a typical flat roof is about 20 years, but this is improving as roofing tech gets better. This obviously depends on the material used, and we’re always happy to advise you on the best material for your specific roofing requirements.
Timescales
The timescale for repairing flat roofs depends on the size and detail – a typical single garage timescale would be around 2/3 days, weather dependent.
Process
For a typical flat, felt roof, we’d start by remove all old felt, and the timber boards depending on their condition.
We’d then replace the timber as necessary.
Next, we torch on 1 layer of 2ml underlay , then torch on 1 layer of 4ml green mineral.
We then fit 4ml green mineral, torch on drips, and depending on edging – possibly add aluminium trim to give the look of a new garage.
We also fit lead flashing where necessary to ensure a watertight fit.
For all types of flat roof repair, including asphalt, felt and fibreglass – give us a call – we’ll be happy to assist.
